The pooled funds go to a specific initiative and, when the project meets the established goals, the economic results are distributed among participants according to their contribution.

In Mexico, where urban development, housing and property value creation remain areas of interest, crowdlending is emerging as an alternative to bring the real estate market closer to more people. It is no longer an area reserved only for developers, large investors or specialised funds.

The process is simple: you select a project available on the platform, define the amount you want to invest and follow the progress of the development from a digital environment. There you will find information about the destination of the funds, estimated timelines, participation conditions and the status of the construction.

Once the project is completed or reaches the expected objectives, you receive the corresponding return based on your participation. In this way, real estate crowdlending combines technology, collaborative investment and simplified access to real estate opportunities.

What is the minimum ticket to invest in a project?
The recommended starting ticket is MXN 5,000 per project. Certain rounds may set a higher minimum ticket, always clearly stated on the project sheet.
How is my capital protected during construction?
Funds are deposited in an irrevocable trust managed by a Mexican banking institution. Resources are released to the developer as milestones verified by external surveyors are met.
What happens if the project is delayed?
Each lending contract includes grace periods and penalties for the developer. You will receive transparent information and, where appropriate, adjustments in timeline, yield or activated guarantees.
How am I taxed on the returns?
Velqenix applies income tax withholding under current regulations and issues annual tax certificates. We always recommend consulting with your accountant to reflect the returns in your tax return.
Can I exit before the project matures?
Investments are lending contracts and are not traded on a public secondary market. We analyse case by case requests to transfer participations to other investors registered on the platform.
